Orange County lenders foreclosing on christmas eve?

Hello my dear fellow Americans, what do you think about this? Fannie Mae, Freddie Mac and other Financial institutions are suspending foreclosure and eviction procedures for three weeks average, what would you think?

It is good news?, well perhaps it is, it will at least allow families to have a moment of peace, but how much for real, these families will enjoy?

Fannie and other financial institutions are giving homeowners a few more days before they get tossed on the street, this is a very difficutl time for those homeowners that are facing their american dream to fly away, anyway I agree with this decision. What's the sense of kicking people out to the streets over the holidays? We are supposed to be a compassionate people, live the christmas spirit. I am not sure that those who get this two-week reprieve will really be enjoying Christmas Eve. Waiting for the moment to vacate their homes, their dreams.

How to avoid foreclosure in orange county, and in any other counties...

First of all you need to understand that in order to be in foreclosure procedure is because you (the borrower) has failed to make at least 3 consecutive payments to your lender or servicer and have not been able to get into any workout solution with your lender in order to avoid this situation.

If you are going through a financial or any other kind of hardship that is preventing you from making you mortgage payment, CALL YOUR LENDER and explain your situation, most of the time they are willing to offer you a temporal solution so you can avoid foreclosure procedures.

If you have talked to your lender or servicer and you have not come to any solution or agreement, call a counseling agency and explain what have you attempted to do so far to avoid foreclosure, they may have other ways to help you negotiate with your lender a temporal or permanent solution.

BUT WHAT IT MATTER THE MOST IS, You need to take action! you need to contact your local real estate agents, your local credit counseling agency and your lender/servicer, and request HELP. if you keep it to yourself, if you think you know it all, if you think you can handle it with no one assistance, I'm sorry to tell you this BUT you are mistaken! This is the most common questions home owners have in their minds now a days, and the reason is very simple, unemployment is growing, lot of wage earnesr borrowers are seeing their wages reduce or limited. and the mortgage is either the same or about to become adjustable where most likely it will increase the monthly payment.

Lot of people is trying to get Loan Modifications or work outs with their investors, this is truly a good thing to do, actually I'd say, try it before you decide to put the house on the market, however, there are another group of people that prefer to sell the property.

When and why to do a Short Sale.

I'm very sure by now you have a pretty good idea about what is a short-sale or short-pay off (Both terms are the same).

But when to do it and why? Keep in mind that in a short-Sale the homeowner WILL NOT get any equity or money residuals from the sale of the property, so with this in mind a short-sale is not a business proposition.

The sole purpose of a short-sale is to AVOID Foreclosure.
